How it Works
Households interested in purchasing their first home start with the HUD Certified Housing Counselors from The HOME Foundation. THF Housing Counselors will meet one-on-one to collect income information and provide budget and credit counseling, and homebuyer education. Once participants receive their certificate of completion, they are eligible to apply to the State College Borough FTHB program. THF collaborates with the State College Borough and the State College Community Land Trust to provide attainable homes in the Borough. The homeowner secures a mortgage through their bank of choice and follows the model for ownership provided by the organization that developed the home they wish to buy.
THF Develops Homes
THF acquires homes from sellers in the State College Borough, rehabilitates them and sells them to a FTHB. The FTHB can acquire a gap loan to reduce the principal of their primary mortgage so it is more affordable. The rehab includes measures to ensure health, safety, and comfort for the homebuyers. This means lead based paint, radon, and asbestos are all mitigated, or contained. In addition, THF values energy system upgrades to help ensure the costs to live in the home are more affordable and energy usage is more friendly for the environment. Upgrades to features like kitchens, bathrooms, and other cosmetic renovations are completed if the budget allows.
